Real Estate Due Diligence In Thailand


Before any real estate investment, we strongly advise you to verify the issuance of a Title Deed for the property to confirm that:

  • The Title Deed is the correct type and the land area conforms with the seller’s representations,
  • To make sure that you are dealing directly with the owner,
  • To investigate whether the chain of the title has questionable transactions,
  • To determine whether the land is improperly titled public forest land or if it has use or transfer restrictions under the land reform laws,
  • To check compliance with zoning, environmental and building regulations,
  • To confirm that the property is not subject to mortgage, liens or encumbrances of record,
  • To find out if the land is subject to court actions and last but not least to determine the last sale price and the current market value.

Raw Land Due Diligence


A Raw Land Due Diligence will take up to two working days and includes:

  • Verifying the Land Title Deed with the official record retained at the Land Department;
  • Providing the name of the owner, area of land and official encumbrances recorded with the government;
  • Providing English translation of the Title Deed;
  • Sending you a copy of the Title Deed;

Residential Property Due Diligence


The Residential Property Due Diligence refers to buying a condominium in Thailand. It will be done in maximum 5 working days and includes:

  • Verifying the Condo Title Deed with the official record retained at the Land Department;
  • Providing the name of the owner, area of land and official encumbrances recorded with the government;
  • Providing English translation of the Title Deed;
  • Sending you a copy of the Title Deed;

Commercial Project Due Diligence


The Commercial Project Due Diligence also takes up to 5 days and includes:

  • Verifying the Project Title Deed with the official record retained at the Land Department;
  • Providing the name of the owner, area of land and official encumbrances recorded with the government;
  • Providing English translation of the Title Deed;
  • Sending you a copy of the Title Deed;

Summary


On top of these real estate due diligence services, we can provide you with a basic report that confirms the current government records of the title type, its ownership and the existence of recorded mortgages, liens, leases and other encumbrances. Our reports will be in English and will be sent to you in PDF format. We will also translate Thai documents to English pursuant to your order.
